Change Order Number three (3) shall extend the lease from 12/31/2023 to 12/31/2043 and modify the deposits into the reserve account from 5% to 4%. These contract changes will allow the Concessionaire time to recoup their investments into the facility of $161,176.74. These changes are in accordance with 20 ILCS 805 300. These changes are germane to the project, were unforeseen upon contract execution and are in the best interest of the state. Concession services provided at White Pines Inn, White Pines Forest State Park. Concessionaire shall be responsible for the operation of the following: One lodge building which includes a lounge, registry desk, souvenir and gift ship, office, comfort station, dining rooms, kitchen storeroom, help rest rooms, bulk storage space, boiler and fuel rooms, misc. storage areas and service court. Cabins, two 4-room deluxe log cabins; one 4-room log cabin and thirteen single room cabins. Concessionaire deposits 5% of Gross Revenues into a reserve account to be used for maintenance at the Site and 1% of Gross Revenues into a personal reserve account to be used for repair and replacement of the lessee's furniture, furnishings and equipment, The Gross Revenues at this site are estimated at $1,578,418 per year.
